If your water heater tank is leaking from a fitting, it probably can be fixed. But, if it is leaking from the actual tank, such as a rust spot or seam, it’s likely time to find a new water heater.
Our Master plumbers are happy to come out and inspect your water heater to ensure it’s functioning properly. We’ll make recommendations of what’s repairable, replaceable, and appropriate for your water heater.
There are many factors that come in to play regarding water heaters. Age, workload, brand, model, etc. We can take the guessing out for you and give you honest feedback to save you money and hassle.
In some cases though, it’s much cheaper in the long run to replace rather than repair a water heater.
The average life expectancy of a water heater is roughly 7 years according to industry sources. It’s no coincidence that the average water heater warranty is for 6 years.
If your water heater is 7 years or older, we will likely recommend you replace rather than fix it. While you may be able to buy some time with a repair, we don’t want to see you putting money into a unit that is on it’s way out.
Allow McAdams Plumbing to perform your water heater replacement using a top of the line Bradford White water heater.

Video on how your water heater can explode if not properly maintained.
Thermal expansion happens when water within the closed system of your home’s plumbing system has no way of draining back into the city water supply.
Because of this inability to drain, excess water is heated and pressure builds up within the home’s water heater if an expansion valve or tank is not installed. This pressure pushes against the inside of the tank causing it to bulge.
This can be dangerous. This is a very common cause of early water heater rupture and can void the warranty of the tank. Please be aware of signs of thermal expansion, such as the inversion of the tank’s supply lines, as seen in the pictures above.
If you are not sure whether you have/need a thermal expansion tank or valve, or are noticing signs of thermal expansion, please contact McAdams Plumbing right away at 303-465-1900.

The revolutionary ICON System™ allows the integration of accessories because of the unique communication port built into the control itself. It all starts with the Accessory Module. The Accessory Module is mounted to the water heater and connected to the communication port. From this module, any or all of the Accessory Packages are controlled and powered.
The Accessory Packages are designed for protection and performance. The Protection Package will help mitigate damage from a leak. It includes a leak detection sensor that triggers an alarm and a rubber dam that collects water to enhance detection capabilities. There is also an Inlet Shut-Off Valve Package that connects to the Accessory Module for added protection against water damage.
The Performance Package includes a programmable control similar to a thermostat for a heating and cooling system. The control can save up to 36% on energy usage. There is also an integrated mixing device (IMD) included in the Performance Package. This advanced thermostatic mixing valve allows higher stored water temperatures, increasing usable hot water by as much as 50% or more, while still providing comfortable outlet temperatures.
The Bradford White ICON System Accessory Packages provide competitive solutions to rival any water heater technology available today. Now you can get more hot water for the money, higher efficiency, energy savings, operational programmability, leak detection, and automatic shut off of incoming water supply. The Bradford White ICON System™ Accessory Packages truly provide you with the best of all technologies.
